Rough estimate only, not a pre-approval or offer of credit. It uses 2026–27 resident tax rates plus the Medicare levy, counts 80% of other income, uses the higher of your expenses or a basic living-cost benchmark, counts 3.8% of card limits as a monthly commitment, and tests the loan at your rate plus a 3% buffer over 30 years, as lenders typically do. Every lender's rules differ, so your broker will confirm your real borrowing power.

Every dollar in an offset account is subtracted from your loan balance before interest is charged, so you pay less interest and can be loan-free sooner, while keeping your savings available.
over the life of the loan
Your repayment stays the same at $0. The offset just means more of it goes to the loan, not interest.
Estimate only. Assumes a variable principal-and-interest loan with a 100% offset, a constant rate, and that the offset money is not withdrawn. Excludes fees, such as package fees that often come with offset accounts.

Compare what you pay now with a lower rate on the same balance and time left. Switching costs are included, so you can see when the move pays for itself.
on your repayments
Estimate only. Assumes principal-and-interest repayments, monthly, with both rates staying the same for the rest of the loan. "Saved over the loan" is interest saved minus switching costs. Switching costs can include discharge, application, valuation and government fees, and any break cost on a fixed rate. Some lenders offer cashback that can offset these.

About this calculator
Lenders work out how much you can borrow by looking at what’s left of your income after living expenses, existing debts and a buffer for interest rate rises.
This calculator uses those same inputs to give you a guide. Every lender assesses things a little differently, so a broker may find lenders who will lend you more, or less, than this estimate.
What can lift your borrowing power
- Lower or close credit cards you don’t use. Lenders count the full limit, not the balance.
- Pay down or close buy now, pay later accounts and small personal loans.
- A larger deposit, or applying with a partner, can widen your options.
Borrowing power calculator: common questions
Is this the amount a lender will approve?
No. It’s an estimate only. Each lender applies its own policies, including an interest rate buffer, and checks your income and expenses before deciding how much to lend.
Why do credit card limits reduce my borrowing power?
Lenders assume you could use the full limit at any time, so they include a repayment on the whole limit even if your balance is zero.
Does using this calculator affect my credit score?
No. Using the calculator, and speaking with a broker about your options, doesn’t affect your credit score. A credit check only happens when you choose to apply with a lender.
